Land Use Committee
Wednesday, April 17, 2013; Room LC400, Dibner Building, Polytechnic Institute, 5 MetroTech Center (off of the MetroTech Commons), in Downtown Brooklyn
The meeting will begin with an evaluation, to be conducted jointly with the community board's parks committee, of the design for a theater proposed to be operated by St. Ann's Warehouse in the Tobacco Warehouse, in Brooklyn Bridge Park. A recommendation to the Public Design Commission may result from the committee review.
Jennifer Hung, a senior project manager with Edison ParkFast, and Anthony Borelli, vice president for planning and development, will present the company's Petition for Revocable Consent to construct "green" (planted) walls in the right-of-way adjacent to its surface parking lot at 71-79 Schermerhorn Street, also known as 92-96 Livingston Street. A recommendation to the Department of Transportation may result from the committee review.
The committee will also review the following Landmarks Preservation Commission (LPC) applications:
▪ 280 Henry Street — Brooklyn Heights Historic District — Application is to alter the rear façade and the roof; with the first including a reduction in size of the third floor of the rear yard extension and expansion of the fourth floor, replacement of the existing CMU and brick with new brick, creation of new window openings, installation of new, black, aluminum-clad windows, construction of a new stair to the cellar, and replacement and relocation of the existing steel deck and stair; and with the alterations to the roof to include extension of the flues and construction of a new stair and elevator bulkhead, solar panel trellis, air conditioning equipment with screen, black painted steel railing, and brick chimney.
▪ 114 Montague Street — Brooklyn Heights Historic District — Application is to legalize canopy, signage and second floor front façade windows, all installed without LPC permits.
▪ 127 St. Felix Street — Brooklyn Academy of Music Historic District — Application is to construct a new metal siding bulkhead, raise the rear façade, construct rear balconies, modify windows to doors to access the balconies, install new mechanical equipment on roof and install new wood windows front and rear.
▪ 225 Cumberland Street — Fort Greene Historic District — Application is to modify an existing, partial-width, two-story wood and steel deck into a full-width, screened-in porch with deck above and a stair to the rear yard.
▪ 156 St. James Place — Clinton Hill Historic District — Application is to reproduce the stairs and porch to match the neighboring 154 St. James Place.
▪ 105 Willow Street — Brooklyn Heights Historic District — Application is to install an underground, indoor pool beneath the rear yard.
▪ 20 Garden Place — Brooklyn Heights Historic District — Application is to construct a full-width yard extension on the garden and parlor floors, construct a full-width extension on the roof, replace the front and rear windows on the second and third floors, install new HVAC rooftop units, and pave the rear yard to replace the existing patio.
▪ 228 Washington Avenue — Clinton Hill Historic District — Application is to demolish the circa 1950 garage and construct a new one-story contemporary style residential building connecting to the existing rear yard addition.
▪ 2 Montague Terrace — Brooklyn Heights Historic District — Application is to legalize two windows installed contrary to LPC Certificate of Appropriateness # 13-5097.
