Ocean Sunfish or Mola are often seen in the Atlantic Ocean and Cape Cod Bay. They swim very slowly at times, but can also leap out of the water as this one did several minutes after I took the photo. The adult Mola has an average weight of 2200 lbs. They feed mainly on jellyfish. Imagine how many of those they must eat to make a meal!

Summer SALES!!!

The summer of 2012 has seen a dramatic increase of single family home sales in Barnstable county.
During the summer of 2012 (6/15/12-9/15/1) 1027 single family homes were sold in Barnstable county compared to only 830 in 2011. An Increase of almost 24%. These are numbers we haven’t seen since 05/06.

The individual towns on the Cape have also seen great sales figures and encouraging growth.
Harwich for example sold 68 single family homes in 2012 compared to 58 in 2011, a 17% growth. That’s not the highest increase on Cape Cod, however, combined with an 11% price increase over the 2011 Harwich Real Estate market making for great progress. The Brewster market is also seeing rapid improvement such as a 21% price increase over the past 2 summers going from an average of $239sqft to $290sqft.

Yards that aren't well kept!

There is nothing worse than pulling up to a house with a buyer and seeing a yard that is not well kept. First impressions are very, very important in this market. If the outside of the house does not look good it may reflect badly on the whole package.

BUT, we try turn that negative into a positive for a "do-it-yourself" type of client.

It is easy to dismiss a house based on some much needed landscaping. Lets think of it in these terms...Because many buyers want the pristine yard and don't want to figure in the cost of hiring a landscaper to fix everything, maybe there is a little more flexibility in the purchase price for a buyer who can see past that. Landscaping is something that can be tackled on the weekends by most "do-it-yourself" types of people. Getting your hands dirty on those days you have off from work can pay big dividends when you turn around to sell the property down the road.

Market Stats

September statistics taken from the Barnstable Registry of Deeds:

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in September 2012 was down 0.2% from September 2011 volume and the total value of sales was up 15.9% from the previous year. The median individual property sale value was down 0.7% from the previous year. There was a 26.6% increase in the volume of mortgage activity from September 2011 levels.

Year to Date: Volume of Sales is up 20.8%; Total Value of Sales is up 27.5%; Individual Sales Value is up 3.3%; Mortgage Volume is up 39.8%.

REAL ESTATE ACTIVITY THROUGH SEPTEMBER 2012 AS COMPARED TO THE SAME PERIOD IN 2011.

All figures are based on sales or mortgages ABOVE $50,000.00.

This Months Fabulous Recipe!

Grilled Cape Cod Crusted Cod Yummmmm!

Ingredients:
1.5-2lb of Cod fillet (preferable thick 1.5-2")
1 Bag of Cape Cod Potato chips (Plain)
6-8 slices of thick bacon (Ready cooked will work)
1 8oz jar of tartar sauce (I like Legal seafood's)
1 Bunch of Fresh Dill (Dried will work)
3 Tablespoons of unsalted butter

Pre heat Grill to 375 ish
1. Cook bacon almost to done so its not crispy

Let it cool then dice it up in 1/4'' pieces set aside
2. Take fresh dill and chop till it's fine; mix all but 2 tbl into the tartar sauce and put in fridge
3. Take chips and crush in bowl about 2 cups set aside
4. Melt butter slowly in pan
5. Take tinfoil (enough to wrap the code in)
baste some of the butter in the middle of the foil
6. Put 1-2 tablespoons of dill in the rest of the butter, remove from heat and stir
Poor over fish and spread with baster
7. In layers place a thin coat of chips, then bacon, chips then bacon over fish
8. Wrap fish in foil, place on grill.
Cook for 10-12 minutes then open foil cook for another 5-7 minutes
Serve with Dill Tartar sauce on the side.
